Metropolitan Naples is making remarkable progress, with its inaugural high-rise tower, Ascent, soaring to new heights in East Naples. This luxurious apartment development, spearheaded by The Dolben Co., has been a year-long endeavor.
As concrete reaches the eighth floor, the building is about halfway to its final form. Located in the Gateway Triangle area, between Davis Boulevard and U.S. 41, the Ascent project has stayed on schedule and budget, even amid challenges posed by the construction industry and the recent Hurricane Ian.
Elevated above sea level, its strategic positioning ensures resilience against potential future storm flooding. With just a few more months until the topping-off ceremony, the tower is expected to be fully constructed within three to four months thereafter.
The internal build-out will then commence, promising an exceptional attention to detail in each unit. Ascent boasts an impressive array of 270 apartments, ranging from cozy 576-square-foot studios to spacious 2,133-square-foot penthouses.
Additionally, the building will accommodate a sizable 6,500-square-foot restaurant and a charming 1,200-square-foot retail store, complemented by a five-story parking garage integrated into the development.

The prospective restaurant tenant is already generating excitement, with plans for the space to be open to all, not just residents.
Among the amenities catering to Ascent's residents are around-the-clock concierge services, an outdoor infinity pool, a dog park with a washing station, a penthouse level residential lounge, a two-story fitness center, co-working spaces, conference rooms, and electric vehicle charging stations.

The move-ins are projected to commence in late fall of 2024, with leasing set to begin closer to the opening date. Ascent is only part of the larger vision for Metropolitan Naples, a multi-phase project conceived by experienced local developers Jerry Starkey and Fred Pezeshkan. At its completion, the site will be transformed into a striking corner that includes three 15-story buildings occupying roughly five acres.
Starkey and Pezeshkan, along with other partners, have meticulously worked on the development since 2016, having acquired the property through a competitive bidding process. The Ascent tower is anticipated to attract a diverse range of tenants, from affluent seasonal residents to professionals seeking proximity to their workplaces.
The Dolben Co., with its prior rental communities in the area, is deeply invested in Naples' real estate market and has high hopes for the success of Metropolitan Naples as a premier destination. While Ascent continues to rise, work on the other two buildings, Aura, a luxury condo development with 56 residences, and the third building housing more condos and mixed-use elements, including restaurants, is yet to commence.
